This was land to the side of an old stone cottage. The owners had been trying to obtain a planning consent for a few years and had lost an appeal decision. We spent close to one year conducting extensive pre-application negotiations with the local council and ultimately we received a planning consent for two individual detached houses. Both homes were sold to local families. The original owners were happy with their gains which were again not chargeable to capital gains tax (CGT).
